we winterize and close down plumbing....leave heat at 55 and didn't return until April. at which point we open home for season. We sold the business that required us to return and are selling the home so we haven't been there but that is what we do. we also pay for someone to shovel so oil is delivered. we have no problem insuring the home...we hire a lawn person (same man did the shovelling) but we mowed the lawn while there because we enjoyed doing so.

I was on Trulia checking into a property for a buyer client and happened upon your question about our weather. I don't feel that the earlier answer was correct. While we may have a 30 degree day here or there in the winter, there are typically stretches in January when the temp may not even reach 0 degrees. So to say that our winters are in the 30s is quite misleading. Also, we do see our share of warm, summer temps, but our "summer" is short-- about 8-10 weeks!

Our temps change rather dramatically, too. Today for instance it's 32 degrees outside. Last week it was 55. One just never knows.

From November to the end of March or early April we'll see a decline from the 30s down as low as 0 or below, then slowly back up to about freezing by early spring.

Spring weather comes about mid-April while summer weather starts about July 1, lasting until about mid- September. During that period the days are warm (70-80ish) and the night temps dip into the low 60s. Once in a while we have temps in the 90s, but it's unusual.

Our weather isn't as severe as Chicago's, Minneapolis', etc., and it certainly is gorgeous here no matter what the thermometer says. Feel free to contact me if you'd like more information.

I screen all my tenants. First, I call all their personal references and places(s) of employment. It has been a work of evolution over the years to learn what questions to ask since sometimes people can be deceitful. There are also questions you cannot legally ask so make sure you are aware of these.

I also pay an outside firm to run complete state and federal background checks. These are mostly involving criminal, court, financial and out of state items. A separate form for the potential tenant is needed for them to sign that allows the checks to be made.

Here in Maine, it is legal to write a lease that spells out that in the event of a sale, the tenant can be asked to leave with a 60 day notice. Otherwise, the tenant is protected from kick out. Bank foreclosures must allow 90 days notification.

So the answer to your question is, what does your lease say?

The listing was withdrawn from MLS in January. I can send you the listing sheet with photos if you send me your email address. I can also send you other listings in the area that are similar to this property in case the owners are no longer interested in selling.

I signed up for Trulia to send me listings. Every day I get some. I click on the address of the listing that comes in my email. The internet then shows me the picture of the house on
(and then numbers, etc.). Next to the house it gives the address, the number of baths and bedrooms, the price, size of house, size of lot. Then I scroll down (trying to find if it's waterfront, for example) and get a narrative that 90% of the time says the same thing. Then I scroll down and get the listing information, which is the same stuff again. Nothing else. Zip. No info on waterfront, trees, special features, etc. Useless.
