Empty rooms tend to look bigger and as a buyer, I'd rather look at an unfurnished home because it lets me see the entirety of the walls and floors. I really only think staging is necessary when you have a room whose purpose might not be clear without furniture - like in the case of having one unseparated rectangle that is meant to house both a living and dining room. ... more

If you are going to give the FSBO (For Sale By Owner) route a try, I would recommend a few things 1) pay the few hundred dollars to get on the MLS (Multiple Listing Service) - this will give you broad exposure 2) be open to paying a Buyers Agent a % fee or flat amount if they bring a Buyer to you 3) get a sign for the front of your yard that is readable (from a car driving by). You could try to contact trulia but my guess is you can't post the listing because you are not a real estate agent/broker. One way to keep costs low as a FSBO is to do an Entry Only listing which will give you access to the MLS via a real estate brokerage and therefore Trulia.

Today, sellers who are represented well, will not be penalized for buyers insufficiencies or lender Fiat appraisals. The buyer willl need to be able, willing and capable of bridging the gaps that will appear in the 2013 market.

The seller presenting this question would be a significantly stronger position to impose his willl on the buyer in the 2013 market. The current seller sees that 'pay closing costs' and the potential of a low appraisal and will hit the reject button UNLESS the buyer demonstrates their power by overcoming these obstacles.

When I list houses in the East Longmeadow area and the seller request that I include that finished basement area, I do so and qualify it in the MLS listing information. Or I will add languuage that states,(for example) the sq ft does not include 400 sq ft of finished living area. I hope this helps you! ... more
