Are you represented by an agent?? I see this question is from last week, may I ask what has happened in the last week? I've had dealings with foreclosures where the water couldn't' be turned on until the power was turned on due to freezing pipes etc. Your a bit further north of me so there could be an issue with the power causing the water not to be turned on. Also, you should be able to get your earnest money back if they turned down the deal.
I'd recommend utilizing a buyers agent to help you navigate the process and help communicate with the listing agent/seller.

Do you know your exact credit score? Who knows, your credit score still may be acceptable. For example, I have been able to give out loans with scores as low as 580. So if you are in that range or above you will have a shot at a loan with a lender like myself. Otherwise, I recommend that you work on your credit score a bit. The simplest way to improve your score would be to pay off your debt and revolving credit balance on time. It's also important to understand that you're ability to obtain a loan relies on other factors as well. These factors include income, expenses, assets, liabilities, debt, employment, down payment, as well as credit scores. Either way, I suggest you speak with a lender like myself who would be glad to speak with you to help you get the loan that you need. I have a home for sale in Whiting and is in the Whiting School District.

It has a living room, dining room, kitchen, 2 bedrooms, 1 additional room which I call an office since it has no official closet built in. There is also a Walk up attic with another room for an office and storage.

THE HOME IS A FRAME WITH gray vinyl siding. It has a brand new tear off roof on the house and garage, which was done about 4 years ago. This house does have central air and hot water heat.

The main floor bath has been updated. There is a bathroom in the basement as well.


It does have a 2 car brick detached 2 car garage.... But the garage door is only a one car door.

This house has Lake Michigan views from the front porch and the downtown is only a few blocks away as well as Whiting Public Schools.

Whiting has rezoned several blocks as commercial including this block. You would need to obtain a commercial loan, and People's Bank, in Munster, IN can help you with this.

This is a well taken care of family home.

I would be very cautious as you search for a “rent with option to purchase”. Some sellers will offer this in their listings but usually their goal is to sell out right. In over 13 years as a Realtor I have yet to see a "lease option” or “rent to own" that really makes sense or benefits a buyer.
