Most people use the internet to complete their due diligence, then when the time comes, I would ask your realtor if he/she has someone that is reliable and can get the job done.

I always refer 3 reputable mortgage people to my clients that I know can get the best rates and communicate effectively to get the loan closed. Your Realtor would be a good barometer of the local mortgage reps. ... more

It is certainly possible with a Chapter 7 in your background, but there will obviously be additional documentation and possibly additional contacts with your attorney from the Chapter 7 to obtain the correct information to finalize the process. I have found success in working with a few different mortgage brokers close to Carmel. Feel free to call my cell and I can discuss in more detail.

Yes, you can buy like anyone else. but your mortgage requirements will be somewhat greater, i.e. larger down payment. if you have a good relationship with your home bank and they are an international bank that does business in the U.S. i.e. Citibank, you may find them more accommodating. But that said, you should still check with a few lenders.

good luck

Keep in mind that 46033 is only half of the Carmel market. 46032 is actually more populated. I know this because I work both sides of the line, and can help you find the best situation for you. The lending part will require an expert in making loans to expatriates and foreign buyers, and I do know a few of those who can also help you. ... more

Hi Brad,
There will be lenders interested in your business if you can prove your income source, or paid taxes on that income, etc. I would be happy of course, to help you connect with a reputable lender who can see you through the necessary steps of financing a new loan.

Appreciation is about 2-3% in Noblesville. Hamilton County as a whole has maintained values better than the national average. To get a true value, however, you have to consider the condition of the house, the neighborhood and the current inventory. If you are just curious, you can use the averages, if you want a more accurate answer, ask a real estate agent to do a market analysis for you. It is free! ... more

Kudos to you & your agent who negotiated a great price!

Yes, you can refinance after 6-12 months of "seasoning." At that time, however, you will need to have a new appraisal conducted & you are "at the mercy" of the opinion of THAT appraiser.

And, remember, it is quite expensive to refi, so it might not be worth it for a bit more Cash Out. It might be best to enjoy equity & the security of your home value.
