Hi Steve, you might be putting yourself at a disadvantage in several ways. Your first step should be to line up your financing and get pre-approved. Otherwise, you can't expect the seller's to even look at your offer. Also, the seller's agent represents the seller, not you. They aren't obliged to let you know of any offers, that's up to the seller. After you get pre-approved, get your own Realtor to represent your interests and help you create an attractive offer for the house.
