I've lived in Hallandale Bch fr 11 yrs and think it's one of the best values cities around. Aventura is a very high demand area due to great schools/Aventura Mall, etc. It's a great time to buy foreclosures and and flip. Unfortunately, you'll have stiff competition fr cash buyers/investors who are looking for the same deals, and it will take a lot of leg work to find the right finding a needle in a hay stack. However, it is possible right now to get some great deals.

If you're buying w cash and will have no mortgage, then perhaps the rental will cover the assoc.fees/taxes/insurance. If you're willing to keep & rent for 2-3 yrs, I think you'll make $ in the back end. I don't think this market is going to appreciate quickly enough for you to flip and make a lot of money right now. However, I have seen it done.

I'm a strong believer in ocean-front properties because there will always be demand. However, these take a higher investment.

Also, there are great opportunities to renovate older units and then sell. When a unit's been totally renovated and is eye-appealing, the higher the probability that it will sell.

And, there are FNMA and Freddy Mac properties you can purchase, remodel, and sell or rent.
