Homes listed on auction.com typically have a very low starting bid. With that said, they have a "secret" reserve amount that they will not accept anything under that amount.

I suggest that you ask your agent what they think about the pricing of the property. Have them prepare a CMA, so you can determine what the value of the homes in the neighborhood are selling for.

Your agent should be able to offer you good advice about where the reserve might be for the property.

If you are moving into a subdivision with a HOA then yes you are pretty much stuck with whatever the HOA outrageous dues are. But remember, not all HOA are created equal. Be sure to do a drive-about in the subdivision to see if the price of the HOA justifies itself.
