Using tax assessments can be a problem as you have just identified.
Assessments are used for tax purposes but not for sales.
Assessments are not Appraisals.
In MA, an assessor can only assess what they can see.
If they don't have access to a property, their information will be limited.
It is my understanding that :
- When they knock on your door in MA, you don't have to grant them access.
- The form that is sent out after a sale does not have to be completed.
Assessors often assess the same types of property next door to each other, differently.
