Hello Mom,
If you are selling your home and you are using a realtor, they need to request an Approval letter and Proof of Funds from them. If you are not using a realtor, then you as the seller have the right to request that from them. Make sure it is not a Pre-qualification letter. Ask for a DU approval which is a Desktop Underwriting approval meaning is has gone through the underwriter. Also the Proof of Funds is important because to make sure they have enough money for the down payment and for the closing cost. Hope this helped.

The buyers and sellers attorney will still handle the process as if there was a bank. The only difference will be time, a few less steps (because you don't need to worry about appraisals and mortgage commitments) and you will most likely close at the sellers attorneys office instead of the bank. ... more
