The Buy versus Rent discussion is as old as Democrats versus Republicans, or maybe Left versus Right? In any case...

Here are 5 things (among countless others) to consider that will determine if you are ready to buy a house in Sun Valley:

1. You plan to keep the home for an extended period of time.
2. You are interested in the tax deductions that come with home ownership.
3. Your monthly expenses for the home will be, more or less, the same as renting a similar property.
4. You have a 20% down payment (to avoid mortgage insurance) that will not stretch your limits financially.
5. You like the freedom to make changes to your property, such as landscaping or remodeling.

This list can go on and on, but I think the five above covers most of the preliminary considerations.

To get property on Trulia you need a licensed Realtor to enter the data. Homeowners cannot enter listings for sale on the site.

Since the areas are so close together you should look at all options. What is "best" is extremely subjective and you and your family are the only votes that should ultimately count on that decision.

Compared to Santa Barbara, every city in Blaine County will seem small and quaint, but that is a lot of the appeal. When you are looking for at least an acre, the actual "city" may not really matter as much.

I think you would be doing yourself an injustice if you ruled out either city before visiting them and looking at the available homes.

Because of the limited inventory of homes in your price range and meeting your criteria in Blaine County, I have attached a link that might help you as you do your research before choosing on moving. I hope it helps!

I am a Realtor not a lender, however:

1) I am pretty sure that co-signers typically help with income requirements but don't really help with credit. Therefore, why wouldn't you want to use their salary?
2) There are many types of loans, so it will depend on what type of loan you are getting (FHA, VA, Conventional, private, etc.)

You should review the type of Title Insurance Policy that was issued when you purchased the property. If it is an extended policy (I always recommend this type as it covers many items not covered in a normal policy at a minimal expense) you may be covered.

I don't see 440 Whitetail on the market, but there are two homes on Whitetail. One at 411 and one at 640 and these are priced at $529,000 and $475,000 respectively. Currently there are 11 homes on the market in Deerfield ranging in price from $374,000 to $658,000.
