In my area, Indiana, it is pretty common for the seller to assist with pre-paids and closing costs for the buyer. On my contracts its usually worded, " seller to pay up to $2,500 in buyer's pre-paids and closing costs". You can figure it into your offer you present to the seller. ... more

Hi Scott,

Trulia only shows one agent per listing. Trulia displays the agent who claims the listing first, so if you would like Robert Discoll to be on the listings but would also like to claim them, remove them from your account, have him claim the listings, then re-claim them.

The homes that you see on the internet is a current list of what is on the market right now. The information and the pictures that you are seeing tells a basic story about that particular home. If there is a home or homes that you are wow about, and you are seriously interested in purchasing a home. Then my advise to you is, talk to an agent or a few to see if you feel comfortable with them enough to have them represent you. The key is to work with someone that you feel you can trust, and I am sure you will find the home you are looking for. ... more

Kathleen Boggs-Shaner answered:

Just noticed the rest of your question! The average property marketing period for a Haddonfield home to sell is 144 days. Note: Property Marketing Period is different than days on market as it counts from the time a property was first listed including breaks of 30 days or less.) The average price of a Haddonfield home in 2005 was $519,185. We actually peaked in 2007 with the average sale going for $545,826. By year-end 2009, we were down to $445,764 (12.8% down from year-end 2008 and our worst decline). As I mentioned in my earlier post, we're currently up 2.2% over 2009 year-end.

Another interesting statistic on the $1,000,000+ Haddonfield market. The average property marketing period is 258 days and homes are selling for 69.1% of original list price.

Let me know if you have further questions or I can assist with your real estate needs!

Good but tough question you ask.... In 2009 there was 10 recorded home sales on our MLS $700k-$900k. Some of those homes failed to sell the previous year(2008) and reduced their price around $100k. Currently there's 18 homes for sale. We see a similiar trend this year. However last year the inventory available may have been arguable better. Depends on what you are looking for. Haddonfield is a well established town with many mature shade trees and lots of history. Some homes that have sold have been recently renovated or newer construction. While others offer older charm and character. Haddonfield has nice parks, walking trails and a downtown area for window shopping and eating. School system is excellent and location is great. If you like to see all the local home so for sale go to the homes are updated daily. Feel free to call or email should you have any additional questions.

Hi Aja -

Please clarify for me.. are you talking about a short sale... or one of these guys that presented you with a "give me power of attorney" and you have no more worries... "Investment guys" They call that a quick sale.

There are some people out there that have taken a course on how to finagle people that are in trouble into signing over power of attorney to them and they “say” they will buy the house and take care of your mortgage.
I have run into a few.. Unlicensed individuals that actually have gotten some people in adult communities to sign over the right to sell the house.. These guys then list the house cheap… get an offer and try to get the bank to take even less.. pocketing the difference. These people tell you they are investors and you don’t have to worry about your mortgage any longer.. in the mean time.. they try to sell the house before foreclosure.. if they do not sell the home they walk away.. And you get stuck with the problem.

Be careful.

IMHO there is nothing bad about Haddonfield. I have grown up in this area all my life. I have personal friends in the Police Dept.
The Fowler and Bellveiew ave sections are much lower in price. $300k some a little less. The Hinchman ,Chewslanding and Redman Avenue areas you will find homes in the 600k and over $1million...

But in the Bellevue areas there are plenty of 900k homes as well.
