many Capes have added the bathroom at the top of the steps. Sometimes you will need to add a dormer. typical cost is $20-$30k or more depending who is doing the work.

Congratulations on earning your license and on avoiding being laid off. Working as a Real Estate Agent is a full-time job on top of your current full-time job. I would encourage you to maintain your license and refer your clients to a full-time agent so that you can still earn some money and so your clients can get the service they deserve. I personally believe open houses are not the best use of the limited time you have. If you are considering transitioning from your current full-time position to real estate full-time in the future, you may want to get a mentor to help you learn the ropes.

Hi Matthew, I live in Haddon Hts., and we raised our kids there too. It sounds like you did some great upgrades to your place. Home buyers today are looking for updated baths and kitchens. It is so hard to give home value without seeing your place. It would only take me 10 minutes to do a walk through and then I could give you a better idea. I know the area well because I live there, work there and my husband (also a Realtor) grew up there. There is no cost to you to have us come out and take a quick look. If you would like that please send me an email or give me a quick call. I wouldn't refinish the basement because it will not really help with the resale of your already lovely home. Thanks a bunch,

I would advise refinishing the hadrwood floors. Laminate is not in fashion now. I would like to be able to see the condition of the home to give advise on the bathroom. There are many factors which come into play when selling a home. I could give your father-in-law many helpfu ltips if he decides to market his home. One of my listings is at 400 4th. Ave. in Haddon Heights.
