Scott's absolutely correct. Many hoa's want to attain FHA approval and non owner occupants affect that eligibility. One way to rent is to create a land contract with option to purchase after rental, and have the understanding with the tenant that you will not exercise the sale component of that contract. A two year lease with a crazy high price two years hence, That way the condo won't appraise out for a mortgage and the sale falls through..

Talk to attorney to write it up properly to protect your interests and avoid HOA coming after you.
I sold a condo listing I had in pembrook 2, gurnee last November, no rentals in there, but ok in pembrook 1.
