This is a "Short Sale" that has been "Active with Contract" since last September. What this means is it is already under contract with another Buyer. Active with Contract allows them to take a back up offer should the first buyer walk.

A Buyer who has waited this long is probably going to stick it out. As for layout it does say it is a a great room and a split floor plan with the Master Suite upstairs.

you can ask any insurer that issues flood insurance for flood maps, you need to know about the address on property you are inquiring about, many listings also contain this information in the property listing. Most condo's are insured by the association for flood if they are in flood zones, you can get this information from the association, since the association insures the OUTSIDE OF THE BUILDING. This flood insurance would not cover your personal belongings, or the walls, appliances etc in your condo. Flood rates vary according to the location and the elevation of the property. I issue you a number you can call on ANY Real Estate For Sale sign and a computer reads the MLS information to you from the street address for all ACTIVE MLS listings. If this would be helpful let me know. I just need your cell phone and an email to register it. Once it is registered you won't get annoying follow up calls. If you want to talk to me there is a prompt or you can call me on my cell. If you want to put it on multiple phones, I can put up to three numbers on one user name. Just send the numbers you want added. I will email you the number you call in on and get the information. Put it in your favorites for quick access when you are driving around. I use it all the time.

There are actually six condos on the market in Golfview--ranging from $99K to $189K, although one is a short sale in contract pending lender approval. A couple others, including this one, are short sales as well (which means that the lender needs to approve the sales price--a process which takes 90 - 120 days on average).
Several of the units are tenant occupied, which also means that the sale is subject to any existing lease agreement. There are no age restrictions in the community, however COA approval is required of all residents.
Unit #406 is a corner unit on the 4th floor.

As others have told you, this house is not currently on the market. The problem with many "Foreclosure" websites is they just pull every property that has a "lis pendens" or recorded lien filed against it. This does not even mean that the property will end up in foreclosure. It is merely an indicator since their is a lien against it.

"Foreclosure" is a process by which a lender takes a property with an unsatisfied mortgage backed by an unpaid note. The first step is to file a lis penden (filing a lien). The process can take anywhere from 3 mos. to a couple of years. At the end of the process there is the"sheriffs sale" or "courthouse sale" . If it is not sold at that time it becomes a REO or bank owned property and then the bank sells it.

There are different risks with each type of sale. For example at a "sheriffs sale" or "courthouse sale" the Buyer is responsible for outstanding liens, code violations or possible evicitions. There is little or no time for viewing, inspections or due diligence. An REO, though almost always sold "AS IS" or even "Where As Is", does have an inspection period and a Title search, with the Buyer receiving Title Isurance on the house, thus lowering the risks.

ReatlyTrac posts "foreclosures" which may or may not actually be for sale--if it says it's Lis Pendens, that measn only the preliminary filing has been done--foreclosure is a long and laborious process involving lots of paperwork, red tape, and often mis-filings.
