We have a video filmed April 2014 and our property on Auburn Pkwy was not flooded. The water level came close to the letter box, and the entire property was safe and well.

This is based on closing dates. So if you want a 60 day closing, then get a contract on a home sixty days ahead of time. Plan to be in the area for your closing for a few days ahead of time, in case there are paperwork bugs you need to work out. You can stay at the Navy Lodge for those few days, or at a local hotel in Gulf Breeze.

If you work with USAA for your buyer's agent, you get a $1000 check to YOU at closing as a thank you. If you use another buyer's agent, you can ask them to match USAA, which we did once, and they agreed.

If you are getting the values from Trulia or some other website, the problem is that their estimates are wildly inaccurate. The reason is they cannot really take into account neighborhoods, amenities or the condition of the home. Condition of the home could be a large factor. Best thing to do is call a local realtor and ask them to do a Market Analysis on the two properties. ... more
