Given the level of care to common grounds and the work the Association covers, i.e. windows, the fees are not that high. Most condo associations are underfunded and have a history of assessments. I have never met a buyer who did not think condo fees were too high regardless of the amount. When you add up all the grounds maintenance and exterior work you would spend on a home, it is often comparable. In relation to Long Hill, just look at the condition and landscape. The chapter 7 bankruptcy will stay on your credit report for 2 years after you discharge, the only way you can apply for an exception would be if there was an extenuating circumstance that drove you into bankruptcy, and in this rare case FHA may cut you a break. Hard money is lender and charging anywhere from 12-18% with 35% down and trust me that road it no walk in the park.
You may be better off getting into a two year rental that is affordable to you and weather out the storm.

But, you already knew that.
Yet, here you are.
If you want real numbers, you need access to a source of reliable data.
You won't find reliable data on the book shelves labeled FICTION and attempting to reconcile the two will result in looking for Gate 9 3/4.

Regarding a short sale property that has been available for 3 years....there's a problem or breakdown on the listing side: be it an agent, a bank, an attorney or lack thereof, a non-compliant seller, or a liened-up home. Many people in Guilford do commute to New York every day by train, they take the Shoreline East into New Haven and transfer to a Metro North train into New York, the train is usually there within 5 or less minutes.
If the home has an in law appartment you most likely legally will not be able to rent it as it is for an in law however if it is a legal appartment there is definitely a market for rentals.

Lynette: I lived in Walden Three a few years ago, and I have sold many units there. It is a very quiet complex, not many children, and most clients I know like living there. Residents are old to young.

The negative is the garages are not attached, and some locations require a long walk.
