Hi Joseph, I handle properties in Sonoma County and would be happy to send you some info about the Russian River area. Right now there are often deteriorated cabins that need flipping and would be a much better way of going, as they already have utilities and would be less hassle to get through the difficult permit process that starting from scratch would entail.

The weight limit for dogs is 50 lbs. The "yards" for the units are quite small and not suitable for keeping a dog in....some are fully fenced and some are not. The board of directors and management company do a great job at this development......just be aware that they do enforce the rules, especially regarding dogs on leash, parking restrictions, and no short term rentals of the units. I have a place there and it is really very nice and quiet....probably not the best place to buy if you have never lived in a condo community and can't or won't follow the rules. ... more

I've owned a vacation home in Guerneville for over 14 years. I would recommend you look for a home located off of Armstrong Woods Road if you want to be able to go long distances for a run. Although there are many nice neighborhoods around Guerneville, most do not have sidewalks and narrow streets make it unsafe for pedestrians. Armstrong Woods Road (for the most part) has a wide shoulder/bike lane and it leads into the park which contains many roads and trails perfect for a run with or without a stroller. The areas off of Armstrong Woods Rd also have more sun and there's less traffic so if you wanted to just stay in your neighborhood for your run you could do so safely. My home is located off of Neeley Rd which is a lovely area but to get into town without a car you need to walk on Neeley which scare me - cars whiz by too fast and the shoulder is narrow to non existant at best. I've lived in most areas of Sonoma County including Guerneville, so I'm very familiar with the area. Your search on "sold Condos", is not very accurate, because it is showing prices from before the market fell. If you are interested in property up her please give me a call or email. If you have experienced a reduction in the value of your property, yes, the Sonoma County Assessor's office will re-appraise it based on very recent closed sales data provided by you. The link below will take you to the Assessor's Office form to complete to apply for a property tax reduction. If you need help identifying three recently closed comparable sales (you'll see the place for this on the form), I'd be happy to talk with you and provide them. Or, you could contact the Realtor who helped you purchase your home as he or she would already by familiar with its features and could help you nail down good comps.
