These estimates are based on non-sense. Unless YOU hand pick every property to be used in that estimate, the Trulia estimate has no relevance to fact. Why? In the link provided by Jen, Trulia explains they use physical characteristics of homes in the calculation. What they fail to reveal is they overwrite the physical characteristics provided by the REALTOR with what is received from a data aggregater called LISTHUB. Further more, the time frame used does not include the most recent sales, which are the most important. ------------ Finally, Trulia will not confine comparables to the same community so they could include homes on wheels, or other non-comparable even out of community property.. ---------------- Now, if you are seeking entertainment, these numbers from Truila and Zillow are wonderful, but if you are about to make a real estate need to promote yourself to using grown-up resources like the Multiple Listing Service. ... more

The estimated payment of $302 per month that is posted assumes a 20% Down Payment with an APR of 4.586% based on a quick review of the estimate. However, I notice that the property promotion states that the property will qualify for an FHA 203K renovation loan with the HUD $100 Down feature.

What this means is that the property will need renovations in most cases in order to qualify for FHA financing. The renovations can be completed as part of the loan with the FHA 203K financing. So you essentially would finance the purchase price of the property plus the majority of the renovations leaving you with a very small down payment requirement.

The renovation and purchase together would not equate to the $302.00 in the example because the example assumes a 20% down payment and does not take into account the renovation expense. I hope that helps.

Enter the street name and then find the specific house address to see which elementary, middle and high school it's assigned to.

Flood insurance could be costly and in turn affect the ability of some buyers to qualify for a loan due to high flood insurance premium. I own property in flood plane and could definitely say that they are less desirable and their value could be affected as much as 15-20% less. There are also different kinds of flood zones; Zone AE has much higher premiums than Zone X. My personal experience and advice would be to think twice before buying anything in a flood zone. ... more
