This is an area just south of West Palm Beach, but in Palm Beach county. It's about a 30 minute drive to downtown West Palm Beach, 15 minute drive to the beach. Two interesting sites which report crime data are SPOTCRIME.COM and CRIMEREPORTS.COM. Please keep in mind that the information at these sites may be incomplete, and inaccurate. If you are looking at a house to buy and you are unsure of the neighborhood, I would also suggest driving around it at various times of the day, and especially at night to see what type of activity that is going on. And if you really feel ambitious, walk around the neighborhood on the weekend and casually strike up conversations with others in the community to gauge their feelings of how safe they feel in their own neighborhood.

Lake Worth is a great town and the residents for the most part are AWESOME! Crime statistics will vary accoring to location but overall are not that high. The home you inquired about is in Sand Hills at Winston Trails and they just lowered the list price to $275,000 so the seller appears to be motivated.

Winston Trails is a fantatsic development and most of the homes were built between 1994 and 2002 so there is not as high of a foreclosure rate as newer developments. There have been 10 sales over the past 90 days ranging from $200,000 to $375,000. Another 22 homes are under contract and we have 35 active listings starting at $149,900 and going up to $525,000. With in excess of a 9 month inventory it is still a buyer's market and a great time to buy with the lowest interest rates of the year available.
