HOA dues vary per property. What property are you referring to? Also keep in mind some have 2 HOA's. Green valley ranch for instance will have 2 most of the time. Please feel free to send me the address privately if you prefer. I would be glad to help

Yes. However, auctions usually require 5% buyer's premium and other fees (reed the small print).
Make sure not to get to excited and not to overpay - many people do, and they later can not get a mortgage due to purchase price being too high...The contract you have during foreclosure or auction is much stricter and protects the seller, so buyer beware!

Hi Tom. I also believe that the “lot” you’re referring to is located at 1893 Fairfield Terrace. This was an “odd” lot as all the other lots in this guard gated community were sold and built on some time ago (1990-1997). The most recent sale in this neighborhood was a 4,121 sq. ft. home, built in 1990 with a pool that sold for $400,000; however this was a short sale that went into escrow mid 2012 and finally closed in March 2013. Regarding price, not only did the “sold” home back to a busy street (which would reduce the value) but homes have considerably increased in price since this transaction took place. The last one story home (3,367 sq. ft.) closed in October 2013 for $459,700 (asking $495,500). There is currently a 2,971 sq. ft. one story home in escrow in this subdivision that is due to close at the end of this month. This home is a short sale and the listed price is $310,000; however I won’t know the “sold” price until after it closes. If you search 601-606 that covers Henderson and use 10,000 s.f. or larger lots, with a pool, and SFR priced at or under $325k you end up with 45 properties NOT under contract. Some are older some are newer in places like Anthem that have relatively high HOA fees so there are trade-offs when you are looking for your ideal home.

You really need to find an agent you can develop a rapport with and work with her/him to help you find a property. 18 months ago I would have killed for a buyer client; today I would rather have seller clients although most of my clients are currently buyers so if you accept my business model you work with the clients you have regardless of their status.

Numerous agents won't represent you unless you are purchasing a property of X value or they tack on a buyer premium ranging from $350-900 depending upon the brokerage. We don't charge those fees but you need to be aware of them if you are a consumer.

I just found a buyer client a condo for $62k that they purchased for $3k under list and it wasn't a short sale or REO so they are stoked. However I had to write 14 purchase agreements and had to look at another 15+ properties before we found the successful transaction.

So as a prospective client with any real estate representative you have to understand the frustrations they are going through along with you in the eratice/chaotic market that is Las Vegas.

That would really depend on the landlord or the property management company that is leasing/renting out the units. From what I understand, it is not just based on your credit score, there are other factors on your credit report that are taken into consideration. Other factors would be; evictions, credit payment history, foreclosure, bankruptcy and other things that would adversly portray a potential renter.

Interesting question. Glad you asked, it is kind of fun trying to answer questions like yours.

Henderson is a large area, the 2nd largest city in Nevada. The communities are varied and diverse. Some newer than others so it depends on a lot of variables. Some older properties have been remodeled and the value there is reflected in the rental price.
So I ran a quick search of rentals in the main areas of Henderson for 2 bedroom / 2 bath home (just like you stated above)

I found 9 Single Family Residential properties on the current market (these are not a condos or town homes) and they sort of fit into three categories:

Low Range $ 695- $ 950 - Average in this group is: $832
Mid Range $ 995-$1,095 Average in this group is $1030
High Range $1100 -$3000 Average in this group is $1767
Overall Average comes in at $1209.

Fun with numbers for sure, thanks for that, but I am sure we can get you a more accurate answer for your question given more details about what you are thinking when you ask your question.
