In most cases the oven, microwave (if it is built in which most are), the refrigerator, dishwasher. Sometimes the washer and dryer is included, however, if it is not then it should be disclosed on the listing. In most cases if the property has reverse osmosis and a water softener that usually is included as well. HOA fees are $45 per month which covers the recreation center with many amenities, heated pool, spa, library, ceramics, billiards, shuffle board and trash pick up once a week. I have seen owners walking their dogs there and would advise further investigation if you have multiple pets. Hi Carolyn - Yes, generally speaking that is correct, however there are a few communities with a lower age limit of 45. Also, if someone is interesting in building a new home they may also be 45 years of age to live in the "age-restricted" area of Green Valley. This home is located in Continental Vistas, which does include GVR and is age-restricted. This particular home is a short sale and is already under contract, meaning they have accepted an offer and are probably negotiating with the seller's lender for approval.

Mr Herb's response is accurate. I would only add that some 55+ Active Adult communities will allow the oldest owner to be 42+ with HOA Board approval. And as was stated some age restricted communities start at 45+ , not 55+. Ask your Buyer's agent to get you the rules for a specific community.
