Although these agents may be selling the most homes or may have the highest dollar amount in sales does not mean that they will be the best agent for you. If you are contemplating putting your home on the market; I recommend finding a few agents you may like, and setting up an appointment for them to come look at your home and give you an idea of what they can do for you. I can surely tell you that brokers spend a lot of money marketing the homes and always working with buyers and sellers. We do this day in and day out! Realtors are always working with qualified buyers and know the current market. It seems to me that the comparable in your area are selling for less.

If she is responding to objections related to the kitchen then you want her to make sure the buyers know they have options but if she is offering it before there is even an objection then yes, I would ask her to wait until the buyers object before planting a seed in their heads that there is something wrong with it. ... more

Call a Realtor or several in your area and ask your questions. You will pay Realtor fees when you sell but also don't forget title insurance for the buyer, possible state and local taxes on the sale, Most Realtors can give you an Approximate Proceeds estimate that will list all the seller costs so that you will have a good idea what you will have available. Also ask for buyer closing costs, however, so that you will not misjudge what price home you can purchase. Most home prices have been falling in the past several years, so it is a good time to purchase if you have the profit from the sale of your current home and additional savings. Please be careful that you have additional savings that you will leave in savings, however, for emergencies. It is never a good idea to have every penny wrapped up in real estate or any other investment for that matter.
