There are way too many variables to give you a good answer. Do you already own the land? Do you already have a water & sewer tap? Land isn't cheap and taps can be very expensive. Do you have plans already or do you need to hire an architect? Do you want a basic house, or custom home with high end finishes? It's easy to think "how hard or expensive could it be to just build my own house?" But in reality, it's very expensive, time consuming and there's LOTS of hurdles to build from dirt. I'd be happy to refer you to some custom or semi-custom builders. Or I'd be happy to discuss your options of buying new construction with a non-custom ("cookie cutter") type of builder that already has the land, floorplans, etc. It's actually a lot more affordable than you might think. ... more

We can go as low as a 580 credit score on FHA and VA loans. I think your best option would be to talk to a lender and see if you qualify.

I would say US Bank would be your best bet they will do a land and construction loan. If you need a referral for a lender there let me know.

Wendy - there is nobody at Trulia you can talk to about a listing, as the listing belongs to a Realtor, and Trulia has pulled the listing from local sites. So Trulia doesn't know anything about the listing.

If it's a rental... be very careful... many of the rental listings are input by consumers, not Realtors, and there are lots and lots of scams.

Do not send any money to people without seeing the inside of the rental, and meeting the owner. Lots of the scamsters suggest that if you send them the money, they'll send you the keys later. Do not fall for that.

Trulia (and others like Zillow) typically generate their estimates with limited data from public record. They may not take into account things like condition, upgrades, and other factors. Their estimates are rather hit or miss. There are two much better approaches. The first is getting an appraisal from a licensed appraiser, but that may be costly. The second is getting a Market Analysis from a local Realtor. In both cases, we personally look at the property and others in the neighborhood. This is typically FREE! If you're interested in selling and would like such a Market Analysis I'm happy to do so with no cost or obligation.
