The main issue is your credit. Lenders need a minimum credit score before giving you a mortgage and with any short sale or foreclosure, your credit takes a hit. There is also a waiting period from the time the title or deed is officially transferred out of your name before you can buy another house.

If you have the cash to pay for a 2nd house, by all means do so. But if you need a mortgage, the lenders need a guarantee you won't default on the mortgage and pay on time every month - no more bankruptcy.

This is a builders Model home. It was taken off the market at the end of October 2012. I can check with the builder as to its status in the morning and other possibilities. For the county you are in if you live in Greece, NY you can access the Monroe County real property portal. If in Ontario or Wayne County you would use the counties website. I have included the portal for Monroe County. As for any website like Trulia etc it is up to the agent to list. As always check with your agent.
