Let the agent do more of the work on the behalf of you the buyer, plus a realtor can watch for unique properties that may not be on the market yet, may be falling out of escrow and alert you to things that a non-professional will not have access to. The best place where you will be able to find something like this is going to be on Westside Rentals and Craigslist.

From experience, you may have a challenging time finding a 1 bedroom for $900 in mid Wilshire.

Have you thought about looking in the Valley? The commute would be about 30 minutes but you would be able to a get a little more for what you are looking to spend.

Let me know if you would like a list of buildings that may be able to accommodate your budget and needs.

Nice and safe is all based on what you consider nice and what you consider safe. As real estate brokers, if you ask us about crime rates, we can provide you with local public information that we receive from the police departments.

The way I assist my clients in determining whether a neighborhood is "nice" is to literally drive around with them and show them the neighborhood they are purchasing or renting in. Visit the areas in the day time, night time and during during the weekends. This will give you a good sense for traffic and evening activities.

I would suggest that we see 2-3 during the same showing tour...to give you a better idea of what is on the market in your price range. Let me know your search criteria and I'll pull listings that fit your "wants and needs" in your target area. Also, let me know if you need a couple lender referrals to get pre-approved.

BTW, you definitely do not want to reach out to the listing agent to buy your home. A Buyer needs their own representation. Remember...every word that you say to the listing agent will be passed on to the Seller...because the Listing Agent's primary responsibility is to the Seller...as per the contract signed with the Seller. Get your own agent, who is in your corner, not sharing all of your buying/offer strategies with the Seller.

Since I am personally going through construction and renovation projects regularly, I can tell you that most contractors are still charging higher rates and are not so flexible in their prices in Los Angeles. I am in Pasadena, not Hancock Park, but they are less than 20 miles apart, so I doubt that there would be any difference. If you have a beautiful home there, like we have in the Pasadena, you will want to renovate it with the correct materials and services, not a lower level of construction and materials. Ask your friends, drive around and see who is doing construction in the area and compare prices. Just know that even if you get a set price, with renovations, there are always surprises and extras, so be prepared for a higher price down the road. If you oversee it yourself and do your own work as an owner builder, you may be able to get it at $200 per square foot, but some finishes are going to put you into the higher ranges. Appraisers have strict guidlines in the current lending market so you should make sure you deal with an active appraiser - and they will be able to tell you exactly what they would be able to consider as comps for your property. People love views. It's practicably what sells a place. Many people prefer to have hardwood floors as well. I suggest you pick the one that appeals the best to you. Usually, if you have a choice between a condo with a view and a condo without, and the price is almost the same, I would recommend the unit with the view.

Either way, you will be able to sell it as long as you list with an agent that knows what is going on. I recently sold this place at the highest sale price since 2007. www.hollywoodhighrise.com/

We sold a property in Hancock Park not too long ago in the multi million dollar range. If your home is listed and it is not getting offers, it means it's not priced correctly. It also depends on the photography of the property, the property's person website, and how the broker's open was conducted. By the way, Hancock Park is in high demand and the prices are pretty strong. Make sure that you speak with a Realtor to price it right and market it the best way possible.
