It really depends on the people. You'll want to get an understanding of what they're like and what they value, and try to explain to them the ways that owning a smaller home can help with that. For instance a lot of people want to be able to save money. You can point out that the cost of owning a smaller home and using a storage unit will be cheaper than owning a larger home. If they are people that like being outdoors, or like adventure, you can talk about how the home should be a place designed for down-time, which they wouldn't need much of. You really just need to find a way to convince them that it's the right choice for them. The only way that should be too hard is if they value space more than anything else, so just try to avoid those people if you can.

Good question! The agency should not matter as much as the agent. Look for an agent that is strong in your area along. Every company offers an agent something different and it is just about the right fit for an agent. What may work for one may not work for another. I have been with two other large companies and found the right fit with the third. Keller Williams is actually third in the nation right now with over 77,000 agents.
when searching for an agent first look for a personality that fits with yours. Ask questions such as what is your production for the past year, how many homes have you closed in this town in the past 12 months, and do you know this specific neighborhood.
Marketing has changed as noted before. Look for an agent with a strong internet marketing plan. This will help your home to be advertised around the world and not just locally.

Absolutely.......both agents and their companies should be engaged in comprehensive marketing programs that should not be one and the same. When meeting with agent possibilities be sure to ask them to elaborate on both their and their company's marketing strategy.

There is a big difference between agents with a company that spends millions annually on advertising and promotion and those that cut corners and think people will find them. This does not necessarily mean the "big name" companies are the answer. Do some homework and ask the right questions. it may make a difference.
