I recently helped a client obtain a loan for a 19 year old manufactured home on 5 acres. No garage or outbuildings, good well and septic. The lender was Wells Fargo. I do have a list of other lenders if this does not work. You shouldn't have a problem getting a loan provided you and the property qualify for the amount. Good Luck!

Yes, I can finance you for the land and the loan for either a new home construction or manufactured. We do 100% of the land loan and up to 96.5% of the new construction. So, lets say the land is $50,000 and the cost to build a new home is $200,000, so total purchase price is $250,000, your down payment would be $8750. The cost for the loan is paid for by the lender, so there are no additional costs outside of an appraisal which ranges from $450-$600.

With only a modest rise in value and rates continuing to be so low now would be an excellent time to sell. If you would want to still build, you would have to consider how much the home would cost per square foot. I'm looking into building my own home and they say it's about $80 per square foot if you want good quality. Work out your finances and see what you can afford.
