There are different types of email alerts that Trulia sends out, so there are a few places for unsubscribing from alerts.

Go to your profile drop down menu in the top right hand corner >> Email Preferences. Once that screen is open, you will see the option to "Edit" the following sections.

Saved Searches: Once on this page there is an option to delete individual searches along with the option to Delete all.

Homes You're Following: Once you are on this page you have the option to Manage alerts or
if you no longer wish to receive email alerts for a particular property, no problem. Simply remove it from your Favorites on this page.

Trulia Voices: Once on this page there is the option to delete topics you are following.

Trulia Weekender: Once on this page there is the option to delete individual areas you're following or Delete all.

Email Communication: Here you can uncheck the box for any notifications you do not want to receive.

The value determination has to do with the appraisal guidelines adjustments we take when considering the value of the property. Just like you mentioned in your comment to one of the answers here, square footage is considered (you can't do both br count and sqft - so it's one or the other but not both), lot size also, but additionally it is functionality, age of structure, views, proximity to major road, distance from commercial or mixed you properties, condition, number of garages or carport etc.
For example, the color of the structure may reduce the price - f.e. beige sells great in North East, but it is not as desirable in Miami. Brown homes may be terrible to sell, or if the roof looks old and patchy.
Landscaping (curb appeal), clutter, too much furniture and personal photos around one's home could
make the house less attractive - hence, it would sit longer on the market which leads to price concessions on the seller's part...Even the size of the commissions could matter. Less commissions could mean less showings.

I had it done with one client. The property didn't have a dishwasher but was otherwise very appealing to the buyer. We requested a dishwasher to be put in by the seller. The seller agreed to pay a half and the buyer agreed to pay a half - so the purchase price was increased through writing an addendum to contract. So, if both sides agree, the price can be increased (or decreased).

However, if the buyer is getting a mortgage, you have to be careful not to overprice the purchase price in contract - or the buyer would need to come up with the difference between the contract purchase price and the appraisal value. Or, the buyer might cancel out of contract based on appraisal value being lower than the purchase price.

I've been a resident of Grants Pass the majority of my life I was born here. The weather in this area is fairly unpredictable from year to year. However, winter is generally overcast and rainy, though this was the driest winter we've had in years, the local (within 100 miles) ski resorts usually open last week of November to mid December, with the latest mid January. This year none of them opened. Last year was the first heavy snow fall we had in Grants Pass in over 20 years. However, it only lasted a week and came abnormally early. Grants Pass generally gets snow fall in January if it gets any. This year the only snow fall we got was in the second/third week of November. Depending on the year, average rainfall per month is about 11in give or take 8in depending on the year. Temps range in the low 20s on a bad year, lowest we've ever hit is… I think 12. Winter averages 35-65 depending on month/year. Spring 45-80, Summer 85-110 (high 122) August hottest month, fall (Starts Mid September) 45 to 90. I'm use to it rarely wear anything other than a T-shirt, shorts, and sandals all year, but you might want to pack warm until July gets here, but don't store those clothes for longer term, you'll need them again come September. ... more

If you are buying it as an owner-occupied purchaser, even after the first look (the period when all types of purchasers are allowed to bid) ,then the certification is required.

As an investor- the certification is not required.

HUD does the same thing. This is not to keep investors from snapping up cheap properties, this is not to promote home ownership or neighborhood stabilization. This isn't even about making profits for Fannie Mae investors.

I was recently told that FNMA and HUD were selling off homes to insiders. I didn't believe it and I'm not a conspiracy theory kind of person, but I do advertise Homepath and HUD properties as my local rules allow it. I have noticed that about 1 in 10 homes listed from government entities generally come off the market without there ever being a sale noted in the MLS or on the government website. However, when you check the grantor/grantee index a few weeks later you can see a transfer of title. Usually to an LLC with the same name as the property address.

I don't fully understand it and I'm not quite sure what’s going on, but it smells fishy to me.

My husband, Tim and I work together as The Schmidt Team who specialize in mobile and manufactured homes in the Rogue Valley. The only real park that has "all ages" is a street off of Willow Lane that is all manufactured homes owned by one couple. Right now I know of two that are for sale; one is $27,500 and the other is $37,500. They are nice homes with large yards. I believe the space rent is $415 per month including water, sewer & trash.
