I expect an honest and thorough inspection from an expert who can give advice and recommendations as to how serious or how expensive any repairs might be...but I don't want an inspector who scares my client out of buying the home. I usually advise my clients and the inspector that we are not looking to "nickel-dime" the sellers to death with cosmetic issues...but are looking for serious or potentially serious issues with the home. ... more

The ipad is a nice complement, but it doesn't replace the laptop. We recently switched everything over to apple and it's been working great with exception of Equator for our bank listings (BPO and monthly report). We have iphone, ipad and Mac. They're all synchronized so that all devices are always updated. If you update a contact or an appointment on the laptop, all other devices are also updated. We also use drop box for all our photos and document so that we have access to everything from any device. One drawback so far is that I still don't type as fast with my iphone as my old blackberry (i had blackberry for 12 years!). ... more

A land contract technically violates the due on sale clause of most mortgages including seconds. So I doubt the would allow the seller to do that.

Also because most of these second mortgages are upside down ( the owe more than the home is worth) I really doubt they would allow that. They (wells) may be a in a high risk situation now, but this structure would exponentially increase that risk. ... more
