Now that you are in this present condition and have not resolved any matters in regards to the home. It seems you may need to do research on the property at the Dallas County Appraisal Office and see who is listed as the owner of the house.

Title Company generally don't let you hang this long, had a licensed realtor was hired. You may want to contact the Title Company and find out what is going on with the house.

Unless there are issues on the house such as lien on the property or property may be in a probate court and there may be issues on the house and it will not sell. Or it can be anything that would not allow the house to obtain a clear title. A title search may help, but it would cost money to obtain it from the title company. A Quit claim deed may be issued by an attorney in an attempt to cure the cloud in the property, provided that is the delay. Consult an attorney.

Title Policy is the instrument that permits ownership of the home and generally, an Real Estate attorney may be consulted to seek your information further. Attorney may assist in clearing the cloud in the title.

Unless you have been scammed and have been defrauded by FSBO. Then consult a real estate attorney on your legal matter. Even short sale may take a long time at the title company but this is now year 2014. I have many unanswered questions on this matter. I hope you resolved your matter. Good luck.

Trulia only post houses listed with an agent because when buyers rewuest info it goes to a buyers agent thay works off comission from the sale.

Typically if you sale FSBO you don9;t pay a commission but your home usually sells for less and take longer. So if you look at it if takes you 2-6 months longer to sale and your proceeds from the sale are lower or you are paying 2 mortgages because you moved, paying the commission and selling at a higher sales price may be worth the 4-6% cost of commission.

Try a flat fee listing agent who can represent you for terms and conditions of sales offer therefore you are covered under agents e & o insurance.

You can violate laws of Texas and be sued ANY property sold follow the state statues. Seasoned veterans search for FSBO take all you have !

There is no place where you can find this information. Every loan is different because every appicant is different. Average time right now is about 30 days and some are taking a little longer than that. This is for applicants that have great credit and doing a conventional loan.

Watch out for many lenders out there will will promise you to close your loan in a short time only to get your business, and once you are invested with them, they'll find excuses such as they're waiting on your employer, your landlord etc.

If you need a good lender that will not promise you the impossible, I'll be happy to help.

We have found that appraisers are looking at 3 month data instead of 6 month data as they have in the past. An appraiser told me that If a neighborhood has 1 or 2 foreclosures, they usually don't include those, but if it has several that usually means the neighborhod, as a whole, is distressed and they will include them. Are you closer to Coit or Preston? If you are currently working with a Realtor, they will be able to pull comps and tell you the make-up of the neighborhood.
Also, foreclosure or not, it's still important to pay attention to what your home has to offer vs. the competition. More upgrades, better condition, floorplan, location, etc...Homes priced right and staged do sell faster and at a higher price.

1. Search on for your property. Sometimes it will list approximate size there if your lot is square.
2. You can also refer to your survey if you have one, (alternatively you could purchase a new one.)
3. Measure it yourself for approximate size.
