Hi Gail,
There are flood maps on-line that you can see what your area is zoned as.

Here is one of those links: http://maps.co.palm-beach.fl.us/gis/mygeonavOther.aspx?mymap=-9010000,3020000,-8900000,3120000|1307,1081,1082,1132,1159,1160

Hi Merlyn,

Your best bet is to either google crime statistics for the area or go to local police station and they will actually print out for you a report.
I believe even Trulia has these statistics if a home is listed on their site.

If you need further assistance I know the area well. I would be happy to help you

Alain,

Yes, Palm Beach County offers a variety of "snowbird" rentals!

Rentals between November and April are short term, or seasonal, rentals and are typically rented at a premium. Additionally, there is a Tourist Development Tax also known as a "Bed Tax" or "Resort Tax" due on any rental or transient lodging of six (6) months or less.

If you are searching for an active adult community in Boynton Beach or West Palm Beach in which to live with your family, you will find that their bylaws state that at least one owner must be 55 years of age or older.

In addition, almost all have restrictions regarding the age of children who may live full time in the community. That age is usually 19 or older.

Most active adult communities have within their bylaws a clause known as "the 80/20 rule." However, there appear to be two interpretations of this rule, and that interpretation seems to be up to the particular community. These are the ways I have heard it explained:

1. All properties must be purchased by at least one person who is 55 years old or older. However, if that person passes on, his or her heirs may own and make use of the property, even if they are under 55. (Typically this amounts to around 20% of ownership at any time).

2. 80% of owners who purchase must be at least 55 years of age or older, and 20% may be under that age. However, the rules about the ages of children who may live there full time are unaffected and typically stand at 19,

With young children, you will probably need to find a home within an all-age community.

In order to find you the right 2/2 with a garage, I need a little more information. How soon do you need one? Are you looking for seasonal rental or annual? Do you have a pet? What is your budget? Is there a particular area you prefer? Please give me a call and we can work on finding you the place that suits you best.

There are 4 REOs (foreclosures) in Golden Lakes. These West Palm Beach homes are likely to be sold to cash buyers, based on the highest and best bid.

You will be submitting a blind bid to a bank and usually within 30 to 60 days you will (or will not) receive a response to your bid. Usually, you only get a response if yours is the winning bid.

You may want to call your West Palm Beach real estate agent and to see the properties before you bid on them, just to make certain of the condition they are in.

You need to be at least 55 years of age to purchase in this community.

In today's volatile market, knowing he previous selling price of a particular unit may not necessarily determine its current value if that sale occurred more than 90 days ago.k

. You may want to ask your West Palm Beach real estate agent what current comparables condos in the neighborhood have sold for in the last 3 months and what comparable condos are asking at the moment. This will aid you in determining whether to make an offer o no.

This west palm beach condo is under contract and is no longer for sale. However, if you are looking for a west palm beach condo in St Andrews in West Palm Beach, there are 8 available. Prices may be higher than the unit you asked about, but the highest priced unit, at present is asking $68,000.

Betsy,

You have received two useful answers. I might add that real estate has property specific
considerations always. No area is populated with all " good" or "bad " investments. The worth of the
investment depends also on the investor. Rate of return, strategies are important but you should
feel comfortable with whatever you do. Get out there look at streets, communities ,you find interesting
and then match available properties there to the focus you reach from the contacts it was suggested
you make. A good candidate for buying is one that fits into your criteria , seems consistant with
characteristics of a property you want to own.

I specialize in the HUD Homes market. I can tell you no "good deal " is a deal for everybody. Real Estate
is an active and applied investment not passive. Look and you will find. Good Luck! Like my
fellow realtors - glad to help further.
