What are the pros and cons of installing solar panels on a property?

There are a few great reasons to install solar in San Francisco.
1. Go Solar SF: The City will pitch in between $2,750 and $9,750 for the cost of your solar system if you use an installer certified by the City (such as Luminalt).
2. Transfer Tax Reduction: The Assessor-Recorder will reduce one-third of the transfer tax on a home, up to the cost of the solar system (this means an essentially free system that can only help in terms of selling the home faster).
3. No Property Tax Increase: The increase in the property's value as a result of the solar system won't increase the assessment on the house.
4. Zero Down option: Leases are also available, making solar an even more attractive option. With the lease that Luminalt offers, transferring that lease to a new homeowner is easy.

Hi Kim,

As a Realtor and as an owner of a solar system on my own home, I would say, do it!

We have a zero electric bill, and PGE actually pays US for the extra electricity we produce.

Hi Kim,

I agree that there really aren't any cons for greening your home. The city & county of San Francisco has a solar incentive program for certain properties (see the link below), and there are state and federal incentives as well. Plus of course, amazing decrease in energy cost for the home owner once the solar panels have been installed.

Hi Kim-If you can do it, I don't think there are any cons. The increased level of appeal comes out in many ways for this type of improvement. There will only be increased demand for solar energy in the years to come. It appeals to eco-conscious buyers, it shows that the homeowner cared for the property and made improvements, etc....

I could write a book, so the point is that you should go for it. In a soft market, it's something most sellers don't have and in a strong market like we have now, it will only increase the urgency of buyers looking for a "special" property and the price they're willing to pay for it.
