If I were buying now, I would insist on dual-pane windows, extra insulation in both walls and attic spaces, a high-efficiency heater and a/c (depending on the climate), solar hot water heating if practical, and solar heating for a pool or spa if there was one on the property. I'd also want Energy Star appliances that save on electricity, gas, and water (for dishwashers and clothes washers).

16 seer or higher on the HVAC
Radiant barrier (not the spray type)
Vinyl windows
Solar screens (although I hate how they look but they save lots of money on electric bills)

Radiant barrier in the attic. It can be retro-fitted into an existing home. In Texas, anything to keep the Summer sun from taxing the A/C is a good thing.

Have a blessed day!
