This might be higher on the expense side. You could offer a gift certificate or closing credit to discount an energy audit. I am finding that first-timer buyers are especially interested in the extra savings. In our area audits are about $400. I worked out a discount on my base price with the guy I use most often. it is such a great place to start on improvements! Chances are your client would get back thru savings on whatever they have to kick in to do the audit. I am getting some bounce on this even from people who don't earn the credits (ie, they are consumers, not clients) because it is so novel. Good luck! See my blogs about energy audits for more info.

I send out a monthly e-newsletter to my clients and I include tips from my home inspectors, with their permission, of course. Emails are free, (they just take time) and when there is something valuable in them, people tend to open them, not delete them.

That is an excellent question. Yes, you can offer a free detailed HVAC inspection and work with a local HVAC contractor. Many contractors are happy to stop by for a free check-up and introduce their services, plus the client has the comfort of a referral. You can also form a partnership with them to offer service plans to your clients. As you know, the heating and cooling system generally consumers a large amount of energy and there are often improvements available.
