Your offer should have been provided to the seller immediately- . Mostly within 24 hours. However when I get an offer in writing I submit it to the owner immediately.

Verbal offers hold no validation for me whatsoever. I will let the owner know of course, but I also let them know that I have not yet received the written offer and to not take the offer seriously until I get a written offer, with proof of funding.

My question is, do you have a buyers agent representing you, or did you go straight to the listing agent for representation?

The attorney can call for something called "Time is of the Essence".

A phrase in a contract that means that performance by one party at or within the period specified in the contract is necessary to enable that party to require performance by the other party.

Failure to act within the time required constitutes a breach of the contract. The general rule is that time is not of the essence unless the contract expressly so provides. As a result, with respect to real estate transactions, the modern view is that time is not of the essence unless the parties have manifested such an intent

Good afternoon Nathan,

First steps:

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

Get a referral to a good, local, real estate attorney. Call the attorney, retain the attorney so you have her information handy when you make an offer. Having that information at time of offer helps you demonstrate to the Seller how serious you are, and they will consider your offer with more interest.

Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

Put together your Team of real estate professionals and shop 'til you drop!

Once it's gone through attorney approval, it's a legitimate contract subject to whatever contingencies it contains. An offer can still be presented, unless the seller asks that no more offers be taken, but It will be considered a backup offer. I've had sellers who just didn't feel right looking at another offer when they'd already signed a contract with a buyer. Unless they've asked to not see them, I always give the seller any written offer I receive. ... more

Some examples would be-Common living areas, would you require a seperate front door, 2 kitchens, a seperate living room, or just a 1st floor bedroom. The property is a nice home with alot of potential. Unfortunately, it did expire from the market 2 weeks ago meaning it did not sell and the listing is yet to be placed back on the market. It is corporate owned so I will try to get in touch with someone if you trully have interest and see if I can get you inside to take a look.
