The best thing I can contribute is there is nothing set in concrete when it comes to short sales unless you can find one that says BANK APPROVED. My daughter purchased her first home as a short sale. It was a bank approved sale and we were able to close in 3 weeks. When my wife and I were looking for a home, we also found a short sale. 6 weeks after putting in an offer and not hearing a thing, we backed out. No penalty in that..just withdrew our offer. ... more

Many complexes are already pre-approved for FHA financing. But your Realtor will need to get information from the association regarding their financial position as well as other factors that could disqualify the complex for FHA mortgages. Also be aware that the property will be inspected by an FHA "appraiser" and if there are problems with the property, they will need to be fixed before you can buy the home. Make sure that the lender and Realtor you are working with have recent experience with FHA mortgages, because a lot has changed in the last 12 months. ... more
