As a Realtor and Appraiser, in this down market, finding any comparable in the smaller towns is "tough" Just had an appraisal assignment in a small town in northwest Connecticut and there were only 8 single family home sales over the past 6 months ranging in sales price of $120,000 to $980,000. For a unique property (i.e. waterfront, etc) I will go out of the area for comps if no similar sales are within town. As for what I would compare a cape to,, Location is #1. If no recent sales of similar capes are available, I would next use colonials. Same age range, etc. Also, it is not just recent sales we look at.. It is what is available for sale curently. Why would anyone today pay (use a number here $100,000) for a house that sold 1 year ago that is identical in every manner when there are 3 similar on the market now priced at $90,000. Appraisers are just "eyes of a typical buyer" No rocket science.. Also, depending on the age of the house, the Cost Approach can be very useful in a very slow market. Good Luck, Jim ... more
