If that's the case and the value is as you stated you can get a mortgage and use a "gift or equity" to cover the down payment.
With a gift of equity no actual money is used as the down payment.
There is even a way to roll closing costs into the loan.
So basically you can buy the home with very little money coming out of anyone's pocket.
