However, you should maybe contact a real estate agent in Gilmer County to have a Comparative Market Analysis prepared which will take all those points she made into consideration and tell you what the market may bear at this time. Talking to a real estate agent does give you the most accurate information but does not tie you down to listing at this time if that is not the most practical thing to do. Banks are not inclined to lend on unimproved land at this time with so many foreclosed properties out there, but if you can afford owner financing, it might be an option.

As in any major decision, gather as much information as you can to make your decision. You seldom make money when you sell a property, but rather when you buy it.

Sue, you can sometimes get this information through the tax assessor records on line which shows "Recent sales in your neighborhood", and some of the online home search sites may offer a "home value" section which also provides it, but the best way is to request a Comparative Market Analysis from a local real estate agent who will prepare one for you free of charge and it will have homes matching the description you give them to research. I find the resort remains popular with most home buyers, especially ones that are from Florida. I agree that sales have slowed down in regards to lots as well as the construction of new homes. The resort seems to appeal to so many due to the many features it offers. Not only are you able to access the Coosawattee River but the many amenities including an indoor pool and workout room, are the perfect answer for those that want to spend quality time with family on their vacation getaways. The fact that the 7500 acres is gated seems to add the extra sense of security for so many people that live out of state and don't want to worry that their second home will be safe while they are away. All in all I still believe that the resort offers one of the best bangs for your buck in Gilmer as well as adjoining counties.
