Dennis Kette…, Real Estate Pro in Gilbert, AZ
Wed Jan 29, 2014
Dennis Ketterer answered:
Hi Andrew, this is a question you should ask of your Realtor. Of course, you should also read your contract with that Realtor. If they do not have a rental clause you may handle it yourself or look for other property managers to rent your home for you. Still, you have an obligation to keep the home on the market per your contract with your Realtor. To answer the pricing question, depending on the rental price of the home, you would typically expect to pay your broker a full month rent for marketing, showing, writing the lease, doing the credit checks, etc. You should check with your current Realtor about this first. ... more

Am I missing something? The house looks gorgeous in the pictures. The only pink and purple I see are with a couple of furnishings that normally would not convey with the property. So if you can look past those little items, I think the house looks great. (I am in no way affiliated with the listing agent or the property.)

Jonathan Dalton answered:
Two-story homes, as a rule of thumb, rent for less, sell for less and appreciate for less as many buyers don't want the hassle of the stairs. It's rare to find someone who only wants a two-story (usually it's because the areas has small lots and the two-story has a smaller footprint) but it's not uncommon to find folks looking for a single story.

Miu Miu, if you haven't already, you may want to get with an agent who can help you with all of your questions rather than sending them up to the peanut gallery, particularly if you're looking for something for investment as it seems.

Dawn,

Can you tell me about your property? E-mail me at misterrogershomes@cox.net. We have a FSBO program where we GUARANTEE we can net you more money than you would have on your own. Of course, if we don't feel like we can do so based on what you are asking for your house, we won't take the listing however, with our vast marketing realm we get you a ton more exposure than you can on your own, that, I can absolutely guarantee you. My team is the #1 rated team on here, and on Zillow, and on Realtor.com and others even. The more people that see your property, the more offers and the higher those offers should be. Also, keep in mind, it's not all about absolute dollars. We save you a lot of hassle and time as well, bring well qualified buyers only. What if you were to get under contract (doing this on your own) and then a month later the potential buyers walks out on you? I think you'd agree that the month wasted of your life has "some" monetary value, wouldn't you? While we can never guarantee a buyer will not "walk", we certainly make sure they abode by the rules and that you get ever cent you are entitled to by the contract. Selling your house is something you don't want to do on your own. It's like diagnosing your own illness or defending yourself in a trial. Just let the doctor, lawyer, or in this case, REALTOR do it. I promise you you'll be better off! :)

The sale’s proceeds, even though less than what is owed on the mortgage, completely satisfy the debt. This should provide some peace of mind to homeowners in states that allow deficiency judgments, as they are assured that they won’t be liable for the deficiency amount in the future. More at

Kate Ward answered:
Hi...Congrats about the job in Utah....moving is exciting, lots of new things to learn....in looking at your choices about your home here, I think having someone else pay your mortgage for you is a dream, but you must be realistic....landscaping is a necessity and so is actual maintenance and wear and tear on the appliances, especially the AC. Having a local friend or family....paying them a fee of approx $100. a month is very fair. Rent it furnished, if you dont want your things, then take them with you. Just stay focused on Utah...and let the home here be a business opportunity that you can choose to sell at any time....something no one has asked, do you have a pool and if the answer is yes...then forget everything I said and sell it, the liability and costs are just too great.... Good luck, if you want to talk, ask questions, I am here, Kate, 602 481-5577 ... more

Yes there is a new program for FHA by HUD for people in your shoes you just need 12 months from the date of the Bankruptcy, short sale or foreclosure.

The U.S. Department of Housing and Urban Development (HUD) recently announced the “Back to Work – Extenuating Circumstances” program, aimed to help people who have lost their home through foreclosure, short sale or bankruptcy. HUD has reduced the previously required minimum of 36 months to 12 months before they may be able to finance another home, given that they meet HUD’s minimum eligibility requirements. ... more
