I have done a lot of Homepath in the past and Dan Tabit is right about the property having to be a Fannie Mae home and fortunately there is a great selection on I know the options are limited in Shelby County for lenders that offer the Homepath loans so feel free to email or call me for a few suggestions. I looked up one of the homes currently listed there and it said 318/year so somewhere around that figure should be accurate for most of the homes-That development has a pool, racquetball courts and lots of wooded area. You may want to consider a short sale. Some of these luxurious homes go for much less in a short sale. Also, you might want to consider buying land and building your own home.

Price wise, for a normal home, really depends on the location.

Banks/HUD/REO sellers have a "zone" for their acceptance - a target net figure. A few other factors play a part also- how long the house has been on the market, is their special financing (in house from a bank, HomePath, etc.) and is this a preferred owner occupied sale (usually FNMA)?

My team sells a lot of Bank owned houses and we have been one bank's exclusive listing agents for over 14 years, so we are very well versed in REOs.

If you were approved, you should have received paperwork which states that, but even if that never happened, if they put you on a trial modification and now expect you to come up with all the back payments this does not seem reasonable. If it is a listing that used portals, then you need to go to that source and make sure they have posted it as sold. If you were not the prty that listed it - contact them and ask them to remove it. I hear tis alot from buyers who by a home directly from the seller where they used "free sites" to market their home.

we at Prudential get to recommend First American, they have a website, , i will tell you that when I do listing appointments with people the no. 1 agency that they want to use or have used in the past is First American. It is about 455.00 a year, and for appliances and air conditioners etc. there is a little more, but yes worth it !!

My team represents a large US bank for all of their foreclosures in Shelby County and have for the last 5 years. It is a little more detailed process than just a few lines, but I will try to explain what goes on and your options. We have transacted business with WF in the past, however the bank mentioned above is not them.

It is possible to find out who the local agent will be on a property before it goes to the MLS. It will not be sold on the "court house" steps unless there is some kind of tax incumbrance. Wells Fargo may wholesale this property out, if so it will change title and you will have to wait. If there was a second mortgage lien holder, that company must be paid first (satisfied) and that can take more time in getting the property processed for sale.

The foreclosure just happening on June 9th, is not a very long time in the foreclosure "world". That means the final decree was granted in court, the sheriff has to come out (usually about 4 will show up) to secure the house. At that time they will remove the belongings, if any remain and then have the local representive present to have the locks changed and to access what needs to be repaired/replaced.

If the bank decides to keep this property to sell themselves, they will then assigned an agent. Wells Fargo doesn't use an exclusive agent (sorry there), but before they assign it, they will have several agents do BPO (broker price opinions) and an appraiser come out to evaluate the value on the property. THEY WILL NEVER TAKE A BID BEFORE THEY DO THIS. This might take 2 to 3 weeks, it might take a month and a half. Then it will be assigned after that to an agent. They usually want the agent to put the sign up before they even get a listing price. That is the magic time to get a bid in before the MLS hits.

Wells Fargo's asset division is not local and they have certain proceedures that you must comply with. The first and foremost one is that unless you are paying cash, all offers must have a loan qualification letter and at least $1,000 earnest money. They accept no contingent offers and all houses are sold as is.

When making your bid ask the agent or your agent to run comps. You can adjust for conditions, but the winning bid has nothing to do with what it was foreclosed for. Most of the time they only show a second mortgage being satisfied and this is not a true picture of what really happended to the bank taking the fall. If your bid is too low, the bank may not even respond - yes it is rude, but true. If it is in the zone, they will either accept or counter. Be patient, it takes much longer to work these types of deals out.

This property was sold on 8/19/03 for 354,900 and the seller gave back 5,000 towards closing. It was listed again on 10/7/08 @ 439,900. It has a contract pending since 4/11/09 the price at the time a contract was submitted was 399,900.

On May 1st of 08 there were 2 Quit Claim deeds recorded on the same day, not sure what that was about.

Viewed this with a client 2 weeks ago , they were in there with a crew, painting, etc. new carpet updating a little, the cabinets were being painted but are still old cabinets, could use with new cabinets also in master and the upstairs bedrooms, If you have noticed in new home construction the cabinets are higher , by about 4 inches so now , I am so used to the higher ones that they really really look little to me. but would be great for kids, would not need a stool to reach the sink !
The master seemed small, but there was certainly room to do an addition on the back for a new master down, the land acreage is .96 of an acre , so huge, backs up to the Houston high football practice field and so very large with an easement. Certainly possibilities here, on a curve that kids speed on is issue for kids on bikes - it is an "as is" sale, -Patty
