FHA requires 3.5% down and a minimum of a 580 credit score with some lenders. The Conventional loan program requires 3% down and a 620 credit score. An FHA mortgage loan officer will be able to help you decide on the best option for you.

12 months after a chapter 13 Bankruptcy FHA mortgage Lender approvals!
24 months after a chapter 7 Bankruptcy FHA mortgage Lender approvals!
3 years after a Foreclosure FHA mortgage Lender approvals!
No Credit Score FHA mortgage Lender approvals!
580 required for 96.5% financing or 3.5% down payment FHA mortgage Lender approvals.
500 required for 90% financing or 10% down payment FHA mortgage Lender approvals.
Bad Credit with minimum 500 FICO credit score with 10% Down Payment FHA. For FHA mortgage applicants with credit scores between 500 and 579 must make down payments of at least 10% down!

Those fees do raise concerns among lenders, but my clients have been able to close once they were explained. Of course, there were only a few of these types of fees on their statements. Too many of them on the statements of other clients did, in fact, cause their loan to be denied.

What does YOUR Realtor say?? Hopefully you have a Buyer's Agent working for you? Once you have a signed contract, you can't go back and renegotiate the price. But there are other parts of the contract (like inspection or appraisal) where you may have an opportunity to get a lower price. Sold and bought many with out them and just common sense. And yet sold and bought plenty with a clown realtor and had problems. Find someone to help you even if its a book. But you dont need a realtor ... more

why is HOA needed in the first place. Is it really necessary the have an association telling you the rules of what you can and can not do. Condo\ Townhomes I can somewhat understand. But single homes is another thing. If I want to paint my home, want pets, or change the flooring from carpet to hardwood floors. I should not have to ask permission to do so. You might as well rent and come out cheaper than paying mortgages, insurance, and hoa fees. ... more
