David, look in the Belvedere Park and Meadowbrook Acres area of Decatur 30032. Its close to Downtown Decatur and Kirkwood. You're near 3 Marta stations. There is no such thing as easy access anymore inside 285, but you have 2 interstates and many side roads if you work Downtown, Midtown or Buckhead. It will be extremely difficult to impossible to find anything decent for rent in Decatur 30030 for $1,200. E,g, Our 2br/1ba in Midway Woods rents for $1350/mo.
HausZwei Homes has 2br 2ba for $1250-$1350/mo but they rent very fast in Meadowbrook Acres.

Atlanta traffic is becoming a serious issue for homebuyers. As an Atlanta native I can attest to the hair-pulling frustration of spending an hour in the car for a 7 mile commute.
There are areas around Vinings where you can find a home for around $250k, but they go quickly in this seller's market. Have you considered a condo? There are more condos than single family homes for sale at that price point.

Yes you get a loan now.I tell all my clients with lower scores to visit US Mortgage Lender. They have close many homes by getting clients approved even with scores under a 600 for FHA. They have a few lenders that can go down to a 580 for FHA, so If anyone can get you a loan they can..
I ask my first time home buyer clients to consider resales in strong school clusters for potentially the biggest return on their investments in the shortest time periods. you can sell at some point in the near future, then buy your dream home. You cannot go wrong with Cobb County Schools. Particularly for your location needs, properties in these high school areas may work well.
That does not mean that the others are poor, in deed, on the contrary. But there are several properties in your price range within these high school clusters that may work well for you. You can search by Cobb County High school at the link below.
