I have to ask, but why would you do all their hard work for pennies on the dollar. If they will not make you part of their team. I would generate my own leads and convince them to go with me, not another agent who is paying me 20% for the hard part of it. I just returned from Atlanta. I've been licensed in Florida since 2004. I am now with Keller Williams Luxury Home International and a Keller Williams Global Property Specialist. I wasted the first 8 years of my career with several small local brokerages and one other national franchise before coming to KW. KW has the best training in the industry. My daughter is joining me 1/17. I recommend that you do interview with several KW offices (not necessarily the one closest to your home unless that is most important to you). We have 5,600 KW agents in the greater Tampa Bay/Sarasota area. You should attend a team meeting if you can and try to talk with some of the agents. Check out the energy. Find out about their profit sharing program and monthly fees.

You need training and should never have worked with a buyer unless you were trained to do so. Why did you sign with a remote online brokerage. You should have signed with one of the major national brokerages. They have all the technology, training, tools, etc.

I'm in NY but as a former realtor, all I did was type the information myself in a specific format and email it to the listing agent. The huge problem for you is you need to include specific information in the offer and your broker should be helping you with that.
