It makes sense for you to have a written agreement that the agent represents you and is not acting on behalf of the seller. The TAR form is common, but not sacrosanct. The terms of representation should be fair to both you and the agent. If you are serious about the home, don't get sidetracked. I'm not sure you could get a transfer into Travis County public schools while living in Georgetown, but those things change from time to time, so I'd check with the school in question if you're talking public schools and see if they are accepting out of district transfers or, if it's a popular school, any new transfers at all.

That being said, I don't know of anyone who does that except for private schools. There's really no other reason to.

Cash is king, but I can tell you that things are interesting in this price range. I office in downtown Georgetown and have closed 35 deals so far this year with an average price in the $400's. I work the market hard and know it. My listings that are in this price range have been mobbed with showings, and the last two have sold for full price. It really depends on the unique selling proposition of the individual property, as well as how they priced it to begin with....stuff that is priced right is selling. I know this is a bit ambiguous, but there's no general answer. What you need is a CMA on the individual property.

Appraisals are having a little bit of a tough time keeping up with rising prices lately too. It's an interesting time to buy, and being a cash buyer will take away appraisal fears a seller may have.

The good news is that this kind of money gets you a very nice custom home here, and many will be on an acre or more.

Was the non-compliance noted in the seller's disclosure? Since I've sold a number of homes with non-permitted additions and never had a problem, even with FHA, I find this situation curious to say the least. ... more

Please review my listing if you haven't yet settled on a place. I have one for sale now for $62,500 in an Equestrian Community. Cost just depends on how complicated you make it and whether or not easements/roads are available to both. A good surveyor can give you a quote on splitting things out and that is generally the first step.
