Yes, it is a possibility. Your FICO scores need to be done by the Lender since Consumer FICO reports and Mortgage Credit Repository FICO's now use different scoring criteria. FHA does allow certain collection to be set aside up to $5000. Their are a multitude of resoursces if you are looking to buy an owner financed home if you cannot currently obtain conventional financing. Search Google or any number of search engines to find hundreds of sites offerring this kind of financing. I have been in the business 25+ years and have sold many this way even during the times of a "good" economy as buyer costs were often much less and without the red tape!

I do understand this question was asked some time ago but felt inclined to answer as it appears on search engines and I thought it may help others if not the original person.

I agree with Hannah. A private mortgage or seller financing would be your best options now, and you could refinance later (after having improved your credit.

Don't wait to move to the area. Austin/Georgetown Rocks and we have plenty of property that you can rent while you build your credit back up.
