where does trulia get its data from?

Trulia links directly from (at least in my area) the MLS. Basically, you have access to what Real Estate agents have access to.

Trulia is clueless. My best guess is that they value all homes in a given zip code on the last known sales price of a property in the area regardless of age, size, amenities, etc

they use the data they have access to - all of the online valuation sites are notoriously incorrect. they're ok for just browsing, but not a good resource to find actual home values
