FEMA has recently revised the Flood Zone and most of Valencia County is in it. Have an elevation certificate done when you go under contract to assure yourself if it is a floos zone or not. Flood Insurance premiums vary with elevation.

CHOOSING A NEIGHBORHOOD

Sometimes your wants and needs have to be modified to fit your budget. The least expensive house in a neighborhood is often the best buy for a short or long term investment. Visit a neighborhood several times to get a sense of “belonging”. Check out area statistics; real estate professionals are prohibited from “steering”—enticing a buyer to purchase, or not, in specific neighborhoods; so, you should check out demographics on your own to assure your comfort level can be reached.
