As you have heard all commissions are negotiable. Interview a few and find out what they charge. On leases it can be paid up front and/or over the term of the lease and if the tenant renews a fee.

This is something that is totally negotiable. A discount broker will quote a significantly different brokerage fee than would a full service broker. That being said, fees and services rendered can differ significantly. Make sure to compare full service to full service and so on.

Charles is right their is no customary rate. The rate of commission is what you and the Broker/agent agree to. It is totally negotiable.

There is no customary rate of Brokerage Fee on a commerical Lease or any other type of Real Estate Transaction, for that matter.

All fees are negotiable between the Real Estate Broker and the Client.

That depends on the length and what the commercial realtors do for you.
If it is for sale, 1 year lease at 3-4% for an office does NOT even cover the big LEASE SIGN invested.
