It depends on the ceiling height, whether or not this room is above or below grade,etc. Do you have a past appraisal on the property? If so, you could look and see if it was included. Hope that helps.

Jack - you can do anything you want, include anything you want - minus/add - it really doesn't matter. I say this because you are not a professional & therefore the numbers cannot be used in any marketing or advertising.

It is a feel good measure that you can discuss with your agent - but be wary of using this information is the process of selling - if it is off (which it probably will be) the buyer can question the sale and presto-chango you lose the buyer.
